The Boat House is our chic, rustic barn: originally built to house the owners' boat, with full-height barn doors that open wide to the afternoon sun. Inside, an open-plan living space has a pot-belly stove, vintage industrial table and queen bed tucked into the loft. On the other side, doors open onto a north-facing deck, with views across layers of green and the water to Mt Tamahunga.
A few steps away, the Shepherd's Hut is the second bedroom, a standalone room with a vaulted kauri ceiling. Together, they sleep four.
Fully private in its own right, the Boat House sits above the Main House with its own driveway and entry.

We booked the Boat House at Bluestone Estate for the days surrounding our wedding. It was the most perfect setting for this occasion. Everything was set up beautifully. It was exceptionally clean, tidy and had all the amenities we could ever need.

Wow, what an incredible place! We had the most amazing two-night stay here. The views are absolutely stunning, and the hot tub was the perfect place to relax while taking it all in. The outdoor area was beautiful, cosy, and so well set up, and the beds and linen were incredibly comfortable. Our host was fantastic and made us feel so welcome. The thoughtful goodies waiting for us on arrival were such a lovely touch and made our stay feel extra special. We couldn't have asked for a better getaway and will definitely be back.
The residence
A modern take on a rustic barn, with enormous barn doors, a soaring cathedral ceiling and skylights that fill the open-plan interior with light. Vintage industrial pieces sit alongside a pot-belly stove, while the fully equipped kitchen, espresso machine included, makes the space entirely self-contained. A modern bathroom and separate laundry complete the space.
Summer belongs to the north-facing deck, watching the clouds reflected in the estuary with the protective energy of Mt Tamahunga beyond. Winter is the wood burner lit, candles on the industrial dining table, and a cosy blanket by the steel firepit under the great northern sky.
Sleeping
Two bedrooms, sleeping four. The loft bedroom sits high above the living space beneath the cathedral ceiling, intimate and tucked away. A few steps across the lawn, the Shepherd's Hut is the second bedroom: a characterful standalone retreat set on iron wheels, with a vaulted ceiling lined in native kauri. Luxury linens and premium bath products are part of the stay.
The grounds
At the Boat House, life gets lived outside. The north-facing deck looks over layers of green towards the estuary and Mt Tamahunga, with tūī in the native flax and little but birdsong to break the quiet. Summer is long afternoons on the deck; winter, a blanket by the steel firepit. And year-round, the cedar hot tub under southern skies where the stars feel almost within reach.
There's a barbecue, outdoor sofas and peace and quiet. Book the Boat House on its own, or with the Main House for a larger party.
Amenities
Yes. The Shepherd's Hut is the Boat House's second bedroom: a standalone room on iron wheels a few steps from the door, with a double bed under a kauri vaulted ceiling. It shares the Boat House's bathroom. The two are always let together, never separately.
Four. A queen in the loft bedroom and a double in the Shepherd's Hut. There is no sofa bed, and four is the limit. For a larger party, book the Boat House with The Main House.
Yes. It is your own private residence, just above The Main House on the Main Estate, with its own driveway, entrance, deck, kitchen, cedar hot tub, and firepit. The Main House and the Studio are separate private residences, each with its own space and privacy within the wider property.
The Boat House has its own cedar hot tub, firepit, deck, and barbecue. The infinity pool, the tennis court, the gym, and the yoga dome belong to The Main House. Book the Boat House together with The Main House, or take sole occupancy of the Main Estate, and they are yours as well.
